Alianza Serendipia S.L. Will Drive Tourism Development with a New Luxury Hotel in the Puerto de Cádiz
Cádiz – The company Alianza Serendipia S.L. has been chosen as the winner of the tender for the processing of an administrative concession file intended for the construction and operation of a modern facility for hotel, commercial, restaurant, and associated services use in the strategic port area of Puerto América, in the heart of the port of Cádiz.
This ambitious project comes after the withdrawal, one year ago, of the previous concessionaire interested in developing a hotel in this same space, caused by delays in obtaining authorization from the Consejo de Ministros. Given this situation, the Autoridad Portuaria launched a new tender at the end of October 2024, attracting interest from two developers: Hotel Vista América and the aforementioned Alianza Serendipia, whose proposal was ultimately selected.
The concession covers the occupation of an approximate area of 9,318 m² for a period of 50 years, the maximum allowed by law. The tender required a detailed operation plan and a basic project prioritizing the description of the activity to be carried out, the general business strategy, the most relevant aspects, and the general interest motivations of the project. The proposal for connection to the road network and the urban development of the area were also positively evaluated, as well as the planned actions on the Ciudad del Mar building.
Other key factors in evaluating the proposals were the number of hotel beds and services offered, the number of jobs to be generated, the visual integration with the surrounding landscape, and the design and treatment of open and green spaces within the concession.
The offer submitted by Alianza Serendipia S.L. focuses on a project with the vision of "being a benchmark for luxury hospitality in Cádiz, offering exclusive, sustainable, and unique experiences to its clients, while promoting the economic and social development of the region." Its main mission is "to offer a personalized service attentive to detail in an exclusive environment that reflects the culture and heritage of Cádiz, encouraging environmentally responsible practices."
To achieve this goal, a 5-star establishment is projected with a total of 120 rooms distributed over several floors: forty double rooms on the first and second floors, twenty-six rooms on the third floor, and 14 in the penthouse. The complex will be complemented by various top-tier facilities, including a pool bar, lounges, a gym, a spa, terraces, and an auditorium.
The project also envisages the creation of 150 direct jobs, with a commitment to 80 percent permanent contracts and the hiring of at least 10 people at risk of social exclusion or with disabilities. It is estimated that 300 indirect jobs will be generated, and the construction phase could generate 200 additional contracts.
A highlighted aspect of Alianza Serendipia S.L.'s proposal is the rehabilitation of the iconic Ciudad del Mar building, maintaining a similar aesthetic and creating a prism that adapts to the triangular morphology of the plot, creating a harmonious volume with the surrounding buildings.
The project also includes major environmental measures, such as water savings, reduced carbon emissions, sensors to measure air quality, and the reduction of harmful emissions, demonstrating a commitment to sustainability.
With the approval of the selected offer this Monday, the process for granting the administrative concession begins, marking an important milestone in the tourism and economic development of the port of Cádiz.
